Georgia Dream Homeownership Program is the main statewide option, run by the Georgia Department of Community Affairs, and it applies anywhere in the state including West Georgia. The standard Georgia Dream loan gives first-time buyers up to $10,000 in down payment assistance as a deferred, zero-interest second loan, with income limits around $130,290 for a 1-2 person household or $149,833 for 3+, and a home price cap of $550,000. If the buyer is a protector, educator, healthcare worker, or has a family member with a disability, that assistance bumps up to $12,500 under the PEN-type provisions.
For repeat buyers or those who don't meet the first-time-buyer requirement, Peach Plus offers up to $12,500 in assistance with higher income limits (around $195,435) and a $650,000 price cap, and it works with FHA and VA loans. There's also Peach Advantage, sponsored by Lakeview Loan Servicing, which is a grant (not a repayable loan) covering 2-5% of the loan amount for conventional financing, with income limits up to 150% of area median income. Veterans have Peach Select VA, which offers a reduced rate rather than direct down payment assistance.
Separately, a lot of West Georgia — Carrollton, Roopville, Villa Rica, Temple, Bowdon, Whitesburg, and similar smaller communities — falls inside USDA Rural Development eligible zones, which allow zero-down financing outright rather than a grant toward a down payment. That's often the most impactful option for buyers in the more rural parts of Carroll, Heard, and Troup counties, though eligibility is address-specific and denser city centers are usually excluded, so each property needs to be checked individuall
